Common Masonry Issues in Historic Homes

Southern California’s intense weather and shifting soil can take a toll on older structures. Historic Masonry Restoration requires a specific skill set to address damage from heat, moisture, and age-related wear without compromising the original aesthetic.

Common warning signs include:

  • Cracks in Mortar Joints: Requiring careful repointing with historically accurate mortar mixes.
  • Flaking or Chipping: Damage to brick faces or natural stone.
  • Discoloration: Requiring gentle, non-abrasive cleaning methods.
  • Loose Units: Unstable masonry that threatens the structural integrity of the home.

Expertise in Brick, Stone & Concrete Preservation

Restoring a historic property requires more than standard masonry knowledge. It takes skill in period-specific methods and material matching. We offer:

Brick Repointing & Repair: We match mortar color and composition to ensure repairs blend seamlessly.

Stone Restoration: Cleaning and repairing natural stone features, veneers, and pillars.

Concrete Restoration: We specialize in repairing historic concrete elements, such as the pillar caps at the Paramour Mansion or pool coping for 1930s Spanish-style homes.

Architectural Detail: Restoring custom entryways, gates, and decorative facades.

Frequently Asked Questions About Historic Masonry Restoration

Can I use modern mortar to repair the brickwork on my historic home?

No, this is a critical mistake. Modern Portland cement is much harder and less breathable than the lime-based mortars used in historic construction. Using modern mortar on historic brick will trap moisture and cause the face of the original bricks to spall (crack and flake off). We meticulously match the composition and breathability of your home’s original mortar.

Are you familiar with Los Angeles HPOZ regulations?

Yes. We have extensive experience working within Historic Preservation Overlay Zones (HPOZs) across Los Angeles, including areas like Angelino Heights, Highland Park, and Mid-City. We understand the strict architectural guidelines required for exterior repairs and can help navigate the approval process to ensure your restoration is compliant.

What is "repointing" in historic masonry?

Repointing (also known as tuckpointing) is the process of carefully removing deteriorated, loose mortar from the joints of a brick or stone wall and replacing it with fresh, historically accurate mortar. This restores the structural integrity of the wall and prevents water intrusion without altering the historic appearance.

How do you safely clean historic brick or stone without damaging it?

We never use high-pressure power washing or harsh abrasive chemicals on historic masonry, as this will destroy the protective outer crust of the materials. Instead, we use gentle, specialized masonry cleaners and low-pressure water to safely remove dirt, biological growth, and efflorescence while preserving the patina of age.

Can you repair historic concrete features?

Absolutely. Historic concrete, such as decorative pillar caps, pool coping, or ornate entryways, degrades over time. DiBara Masonry has a rich history of restoring custom concrete elements, including notable work on estates in Bel-Air and the Paramour Mansion, returning them to their original glory while reinforcing their structural core.
