DiBara team deserves a 5-star plus plus for the work that they wall that they repaired for us. I have worked with various contractors over the past 30 years, but this is the first time that the process was smooth, on budget, on time and the outcome exceeded my expectations. Our wall was damaged via a car accident driven by our neighbor (please see before and after pictures attached). Early in the process, Renee was quick to provide a high level quote via a zoom call. Then Edgar came to my house to observe the damage and provided a detailed quote. There was a cap on how much the insurance company was paying so Edgar worked with his team to give us additional discounts in order to reduce the amount of money our neighbor would have to pay out of pockets. Their prices were lower than two other companies so the $97 inspection fee was credited. The construction team included Chayan, Francisco, Leo, Gabrino, Joe , Fernando and Juan, and they all were professional, meticulous, courteous and operated safety. Francisco, Edgar and Chayan accommodated the higher quality bricks that we chose without nickel and dime us and our neighbor. The team communicated progress well and cleaned up the area at the end of each day. I feel this company is ethical, provides superior work and services to its customers at lower prices. I definitely will use DiBara Masonry again and will be referring this company to others. Thank you DiBara team!!

I called DiBara Masonry after a vehicle had struck my wall, severely damaging it. They came out, gave me a very detailed proposal for my insurance and took care of the repair in a clean and timely manner. They were able to match the existing stucco perfectly. When I found a few issues with the paint after the job was completed, the DiBara crew stood by their work and came back out to correct the problem. This is my second time using these professionals and I will continue to use them for any further projects on my home.

We loved working with DiBara on our project. Work was delivered on-time with courtesy and professionalism. We installed steps in our front yard. It was not a small job (for us), being on a hill, and, in addition to the masonry, included installing custom railing and adding low voltage lighting. Communication with our project rep, Chayan, was smooth and timely. He coordinated subs (Roberto the electrician was also awesome) and kept us informed. Our on-site project manager, Carlos, and his team were great. We worked cooperatively on the design, and Carlos came up with a better result than we could have imagined, and consistently kept in mind the goal of the project (give my elderly dad a way to get from the street to the house safely) We added to the scope of work mid-way through, and DiBara handled it all with professionalism. We recommend them wholeheartedly.

I needed to repair a crack in my driveway block wall as well as lay down some concrete in my driveway. My experience with DiBara Masonry was excellent from the initial call, to the in home estimate, as well as signing the contract thru the online portal (which also accepts payments). Fredy, Jessie, Darwin, Francisco, Miriam and the rest of the team were all on-time everyday, professional, experienced, and very skilled. The team has pride in the quality of their work— that resonated with me to the extent that I doubled the scope of the Project (demolished an old stucco wood based wall and replaced it with a 7 foot block wall). DiBara sent more manpower when it was needed, and the team cleaned up so well after alot of demolition debris. Even after my final invoice payment — I needed them to repair a small leak in a water line that needed to be moved. Fredy accommodated this request without any hesitation. I HIGHLY recommend DiBara masonry for any services that they provide. Over the past 20 years, I’ve dealt with at least 10-15 contractors for various projects, and DiBara Masonry is at the top of the list of Contractors with whom I’m most satisfied. Thank you Dibara! Quick update January 2026: I used Dibara once more to repair alot of stucco and weatherproof damage on my detached garage, as well as laid new concrete and tiles that nearly matched my 20 year old courtyard tiles— they were prompt, professional, and patient as they searched for several weeks to find tiles that matched my old ones. I would gladly use their services again for any project, in their words, “we can build anything outside of your house”. Thanks again Dibara!

DiBara masonry responded quickly to a wall that had been accidently damaged by a neighbor. They were able to identify a cost-effective solution that fit well within our budgets, sent people out immediately even though the weather wasn't the greatest, and completed the work, with it looking like it was never damaged in the first place. Thank you, would definitely recommend!

Dibara Masonry did a great job replacing a retaining wall that had fallen over. The whole process was seamless and easy. I will not hesitate to use them again. They gave me a couple options to repair it and explained everything thoroughly. I am confident that this retaining wall is not going anywhere.

We had this group do a complicated backyard design with concrete, pebbles and soil on three levels of our yard. We changed our minds about what we wanted several times. The DiBara team was very responsive and performed excellently. Their prices were reasonable given all the work that they did. We recommend them as excellent for landscaping.

I recently had DiBara's team do a widening of my driveway with brickwork requiring a lot of intensive cutting and careful work. Though the job took an extra day than originally planned, it came out very well and I would definitely recommend them. The team leaders are responsive and very accommodating as well.

DiBara did a great job fixing a retaining wall and stairs in our back yard. The site visit was easy to schedule, their price was better than competitors, and the repairs and resurfacing have really improved the look of our back yard. I would use them again for concrete projects.

Richard M DiBara Masonry provided the most reasonable solution to our problem of loose and bowing brickwork over industrial warehouse rollup doors. They were also the least expensive of the three companies who gave me an estimate. Quick response, good communication, excellent work and cleanup. Will certainly use them again if needed.

DiBara Masonry repaired my brick and wood fence that was badly damaged when a car slammed into it. Matt came out and assessed the damage and sent crews to rebuild the entire section. The brick work was outstanding and the crews were professional and knowledgeable. The job involved not only rebuilding the brick wall but replacing a cracked cement retaining wall and the wood planks. They did an amazing job and it actually looks better than before. I highly recommend this company!

Dibara Masonry was fantastic to work with. Matt came by and did a comprehensive assessment of the work to be done, then a detailed plan of how he and his team would accomplish it. The crew was extremely polite, prompt and professional, completing the job in the exact amount of time initially predicted. Overall it was a great experience and I wouldn't hesitate to hire them again or recommend Dibara Masonry.

The excellent team at DiBara were absolutely phenomenal. They not only successfully performed a complex renovation, but also expertly navigated a challenging regulatory environment including permits, inspections and always came up with timely and effective solutions. I can't thank the whole DiBara team enough for their hard work, care and dedication to our project. Matt, Edgar, Carlos, Erica and the whole team - are all real professionals and more importantly caring and kind people. The demolition, masonry and finishing work was all done extremely well, communication was top notch and pricing was fair and transparent. Highly recommended!

Best contractor that I have worked with in a long time. Matt came down and gave us sound advice on our somewhat tricky project and then the crew came and executed meticulously and expertly. I liked working with each and every member of the team. They got it done in the desired timeframe avoiding all possible complications. Totally happy with the work. Way to go DiBara Masonry! Five stars.

Restoring Safety to Los Angeles Chimneys and Fireplaces

With more than 4,300 structural projects completed across Southern California, our masonry crews repair chimney crowns, flue liners, fireboxes, and exterior stacks damaged by age, rain intrusion, or seismic movement.

We work on original brick chimneys in Hancock Park, Los Feliz, and Pasadena, as well as newer stucco-clad chimney chases across the Valley, matching materials and reinforcing each structure to current code before closing it back up. Our historical masonry restoration team is regularly called in on these original brick chimneys, where preserving the visible character matters as much as the structural fix.

Why Chimney Safety Requires a Licensed Structural Mason, Not Just a Sweep

A chimney sweep clears creosote; only a licensed masonry contractor can diagnose and repair the structural cracks, spalling brick, and leaning stacks that put a chimney at risk of collapse during an earthquake or heavy rain. DiBara Masonry holds CSLB License #1002003 (C-29 Masonry classification) alongside approximately 5 additional trade licenses, and evaluates every chimney against current seismic bracing and clearance requirements. Our guide on what a CSLB license actually verifies explains why that distinction matters when you’re hiring for structural work.

Every repair is reviewed by a fourth-generation mason before we close the chase, so problems a visual inspection alone would miss, like a hairline crack in a crown letting water into the flue liner, get caught early. That review step is the same one described in how our review process works on any structural project.

Our Chimney & Fireplace Repair Process

We start with a structural and moisture inspection, checking the crown, flashing, flue liner, and firebox for cracks, spalling, and water intrusion, and checking the stack’s lean and seismic bracing. Within 72 hours we deliver a repair or rebuild proposal covering tuckpointing, crown repair, liner relining, or full rebuild, matched to your existing brick or stone where visible.

Our crews then complete the code-compliant repair with proper flashing, spark arrestors, and seismic strapping, leaving the chimney ready for its next inspection. A project manager and on-site foreman stay on the job through completion.

Chimney & Fireplace Services We Provide

Our scope covers chimney crown and flashing repair, tuckpointing and brick repointing, and full chimney rebuilds with flue relining where the liner has deteriorated. We also handle fireplace and firebox restoration for units damaged by heat, age, or water.

Seismic chimney bracing and strapping is one of the services we get called for most often in Southern California, since a chimney’s mass and its independent connection to the roofline make it one of the more vulnerable parts of a house during an earthquake.

Warning Signs Your Chimney Needs Attention Before the Rainy Season

A cracked or missing crown lets water into the flue liner every time it rains, which is one of the most common causes of the deterioration we’re called out to repair. Rust stains on the damper, a musty smell near the fireplace, and white efflorescence staining on the exterior brick are all signs that moisture is already inside the structure.

A visibly leaning stack, loose bricks, or mortar joints you can pick out with a fingernail mean the structural repair can’t wait for the next scheduled maintenance. We recommend a structural inspection before the rainy season if any of these signs are present, since chimney damage tends to accelerate once water finds a way in.

Seismic Risk and Permits for LA Chimneys

Rebuilding more than a few courses, adding seismic strapping, or relining a flue typically requires an LADBS permit, especially on chimneys extending more than six feet above the roofline. We submit and manage that permit as part of the project scope.

Chimneys on hillside properties carry an added consideration: the same seismic and soil-movement forces we account for on our hillside retaining wall projects can also affect a chimney’s footing and lean over time, which is one more reason a structural mason, not just a sweep, should evaluate a hillside home’s chimney.

Why Homeowners Trust DiBara Masonry

DiBara Masonry is a fourth-generation, family-owned masonry contractor with over 100 years of family tradition, rated 4.9 stars across 300+ verified reviews and BBB accredited. Operating under CSLB License #1002003 (C-29 Masonry classification) along with about 5 additional trade licenses, we bring the same code-compliant, engineer-aware standard to a chimney rebuild that we apply to structural concrete and retaining wall projects. Learn more about our team and four generations of masonry experience.

We’d rather tell you a crown repair will hold for years than sell you a rebuild you don’t need, and every structural repair is backed by our craftsmanship and structural-integrity warranty.

Frequently Asked Questions About Chimney & Fireplace Repair in Los Angeles

How do I know if my chimney needs structural repair, not just a cleaning?

Look for cracked or spalling brick, a visibly leaning stack, white staining (efflorescence) on the exterior, or a rusted damper. These point to structural or moisture damage that a chimney sweep cannot fix, and continuing to use the fireplace without addressing them raises fire and collapse risk.

Is chimney repair different after an earthquake in Los Angeles?

Yes. Even a moderate earthquake can crack the mortar joints connecting a chimney to the roofline, since the chimney and house move independently during shaking. We recommend a structural inspection after any quake felt locally above roughly magnitude 4.0, even without visible damage from the ground.

Can you repair an original brick chimney instead of replacing it?

In most cases, yes. If the core structure is sound, we can tuckpoint damaged mortar joints, rebuild the top few courses, and add a new crown and cap rather than a full teardown, preserving the original character while restoring structural integrity.

Do I need a permit to repair or rebuild a chimney in Los Angeles?

Rebuilding more than a few courses, adding seismic strapping, or relining a flue typically requires an LADBS permit, especially on chimneys extending more than 6 feet above the roofline. We handle the permit submittal as part of the project.

What causes a chimney to lean over time?

The most common causes are a settling or undersized footing, water intrusion that erodes mortar over decades, and cumulative seismic movement. A leaning chimney should be evaluated before its next use, since the lean typically accelerates once it starts.

How long does a chimney rebuild take?

A crown repair or repointing job typically takes 1 to 2 days. A full rebuild above the roofline usually takes 3 to 5 days, depending on height, brick matching, and permit timing.

How much does chimney or fireplace repair cost in Los Angeles?

Crown repair and tuckpointing are the least expensive options; a full rebuild above the roofline costs more depending on height, brick matching, and access. We give a fixed price only after the structural and moisture inspection, since the right scope depends on what we find in the flue and stack.

Do you match the original brick or stone on an older chimney?

Yes, wherever the original material is still available or a close match exists. On historic homes in neighborhoods like Hancock Park or Los Feliz, matching the visible brick or stone is often as important to the homeowner as the structural repair itself.

Is my chimney safe to use while I wait for repairs?

It depends on what the inspection finds. A cracked crown letting water into the flue liner is usually safe to use short-term with the damper closed when not in use, but a leaning stack, visible structural cracking, or spalling brick near the firebox means the fireplace should not be used until it’s evaluated.

Do you inspect chimneys as a standalone service, or only before a repair?

We offer a standalone structural and moisture inspection, which is the same first step in any repair or rebuild project. It’s a useful option before buying a home with an older chimney, or as a routine check before the rainy season.

How do I get started with a free chimney inspection?

Call (323) 313-0165 or request a free inspection online. We check the crown, flashing, flue liner, firebox, and stack lean, then give you a fixed-price repair or rebuild proposal within 72 hours.
