DiBara team deserves a 5-star plus plus for the work that they wall that they repaired for us. I have worked with various contractors over the past 30 years, but this is the first time that the process was smooth, on budget, on time and the outcome exceeded my expectations. Our wall was damaged via a car accident driven by our neighbor (please see before and after pictures attached). Early in the process, Renee was quick to provide a high level quote via a zoom call. Then Edgar came to my house to observe the damage and provided a detailed quote. There was a cap on how much the insurance company was paying so Edgar worked with his team to give us additional discounts in order to reduce the amount of money our neighbor would have to pay out of pockets. Their prices were lower than two other companies so the $97 inspection fee was credited. The construction team included Chayan, Francisco, Leo, Gabrino, Joe , Fernando and Juan, and they all were professional, meticulous, courteous and operated safety. Francisco, Edgar and Chayan accommodated the higher quality bricks that we chose without nickel and dime us and our neighbor. The team communicated progress well and cleaned up the area at the end of each day. I feel this company is ethical, provides superior work and services to its customers at lower prices. I definitely will use DiBara Masonry again and will be referring this company to others. Thank you DiBara team!!

I called DiBara Masonry after a vehicle had struck my wall, severely damaging it. They came out, gave me a very detailed proposal for my insurance and took care of the repair in a clean and timely manner. They were able to match the existing stucco perfectly. When I found a few issues with the paint after the job was completed, the DiBara crew stood by their work and came back out to correct the problem. This is my second time using these professionals and I will continue to use them for any further projects on my home.

We loved working with DiBara on our project. Work was delivered on-time with courtesy and professionalism. We installed steps in our front yard. It was not a small job (for us), being on a hill, and, in addition to the masonry, included installing custom railing and adding low voltage lighting. Communication with our project rep, Chayan, was smooth and timely. He coordinated subs (Roberto the electrician was also awesome) and kept us informed. Our on-site project manager, Carlos, and his team were great. We worked cooperatively on the design, and Carlos came up with a better result than we could have imagined, and consistently kept in mind the goal of the project (give my elderly dad a way to get from the street to the house safely) We added to the scope of work mid-way through, and DiBara handled it all with professionalism. We recommend them wholeheartedly.

I needed to repair a crack in my driveway block wall as well as lay down some concrete in my driveway. My experience with DiBara Masonry was excellent from the initial call, to the in home estimate, as well as signing the contract thru the online portal (which also accepts payments). Fredy, Jessie, Darwin, Francisco, Miriam and the rest of the team were all on-time everyday, professional, experienced, and very skilled. The team has pride in the quality of their work— that resonated with me to the extent that I doubled the scope of the Project (demolished an old stucco wood based wall and replaced it with a 7 foot block wall). DiBara sent more manpower when it was needed, and the team cleaned up so well after alot of demolition debris. Even after my final invoice payment — I needed them to repair a small leak in a water line that needed to be moved. Fredy accommodated this request without any hesitation. I HIGHLY recommend DiBara masonry for any services that they provide. Over the past 20 years, I’ve dealt with at least 10-15 contractors for various projects, and DiBara Masonry is at the top of the list of Contractors with whom I’m most satisfied. Thank you Dibara! Quick update January 2026: I used Dibara once more to repair alot of stucco and weatherproof damage on my detached garage, as well as laid new concrete and tiles that nearly matched my 20 year old courtyard tiles— they were prompt, professional, and patient as they searched for several weeks to find tiles that matched my old ones. I would gladly use their services again for any project, in their words, “we can build anything outside of your house”. Thanks again Dibara!

DiBara masonry responded quickly to a wall that had been accidently damaged by a neighbor. They were able to identify a cost-effective solution that fit well within our budgets, sent people out immediately even though the weather wasn't the greatest, and completed the work, with it looking like it was never damaged in the first place. Thank you, would definitely recommend!

Dibara Masonry did a great job replacing a retaining wall that had fallen over. The whole process was seamless and easy. I will not hesitate to use them again. They gave me a couple options to repair it and explained everything thoroughly. I am confident that this retaining wall is not going anywhere.

We had this group do a complicated backyard design with concrete, pebbles and soil on three levels of our yard. We changed our minds about what we wanted several times. The DiBara team was very responsive and performed excellently. Their prices were reasonable given all the work that they did. We recommend them as excellent for landscaping.

I recently had DiBara's team do a widening of my driveway with brickwork requiring a lot of intensive cutting and careful work. Though the job took an extra day than originally planned, it came out very well and I would definitely recommend them. The team leaders are responsive and very accommodating as well.

DiBara did a great job fixing a retaining wall and stairs in our back yard. The site visit was easy to schedule, their price was better than competitors, and the repairs and resurfacing have really improved the look of our back yard. I would use them again for concrete projects.

Richard M DiBara Masonry provided the most reasonable solution to our problem of loose and bowing brickwork over industrial warehouse rollup doors. They were also the least expensive of the three companies who gave me an estimate. Quick response, good communication, excellent work and cleanup. Will certainly use them again if needed.

DiBara Masonry repaired my brick and wood fence that was badly damaged when a car slammed into it. Matt came out and assessed the damage and sent crews to rebuild the entire section. The brick work was outstanding and the crews were professional and knowledgeable. The job involved not only rebuilding the brick wall but replacing a cracked cement retaining wall and the wood planks. They did an amazing job and it actually looks better than before. I highly recommend this company!

Dibara Masonry was fantastic to work with. Matt came by and did a comprehensive assessment of the work to be done, then a detailed plan of how he and his team would accomplish it. The crew was extremely polite, prompt and professional, completing the job in the exact amount of time initially predicted. Overall it was a great experience and I wouldn't hesitate to hire them again or recommend Dibara Masonry.

The excellent team at DiBara were absolutely phenomenal. They not only successfully performed a complex renovation, but also expertly navigated a challenging regulatory environment including permits, inspections and always came up with timely and effective solutions. I can't thank the whole DiBara team enough for their hard work, care and dedication to our project. Matt, Edgar, Carlos, Erica and the whole team - are all real professionals and more importantly caring and kind people. The demolition, masonry and finishing work was all done extremely well, communication was top notch and pricing was fair and transparent. Highly recommended!

Best contractor that I have worked with in a long time. Matt came down and gave us sound advice on our somewhat tricky project and then the crew came and executed meticulously and expertly. I liked working with each and every member of the team. They got it done in the desired timeframe avoiding all possible complications. Totally happy with the work. Way to go DiBara Masonry! Five stars.

Stabilizing Los Angeles Homes Built on Shifting Ground

With more than 4,300 structural projects completed across Southern California, our crews repair foundation cracks, void-fill settled footings, and install underpinning systems for homes affected by expansive clay soil, drought cycles, and seismic movement.

We work on raised foundations in older Los Angeles neighborhoods like Eagle Rock and Highland Park, as well as slab foundations across the Valley, diagnosing the actual cause of movement before recommending a repair, not just patching the visible crack. On lots where a hillside slope adds lateral soil pressure against the foundation, we coordinate the repair with the same engineering standards we apply to our hillside retaining wall projects, since the two problems often share a root cause.

Why Foundation Cracks Need a Structural Diagnosis, Not a Cosmetic Patch

A cosmetic crack filler hides a crack; it does not stop the settlement causing it. DiBara Masonry, holding CSLB License #1002003 (C-29 Masonry classification) along with about 5 additional trade licenses, brings in a licensed structural engineer to identify whether a crack is cosmetic shrinkage or active settlement before recommending underpinning, void grouting, or a footing extension. You can verify any contractor’s license status yourself; our own guide on what a CSLB license actually verifies walks through what to check before hiring.

Every foundation repair is reviewed by a fourth-generation mason against current LADBS foundation and grading standards, so the fix addresses the soil and drainage conditions actually causing movement on your specific lot. That review step is the same one we apply on every structural project; see how our review process works for the full picture.

Our Foundation Repair Process

We start with a foundation and soil diagnostic, inspecting crack patterns, door and window alignment, and drainage around the foundation to determine whether movement is active or historic. Within 72 hours we deliver an engineering and repair proposal covering crack injection, void grouting, or underpinning with helical piers or spot footings, prepared in the format our engineer partners and LADBS reviewers require.

Once the scope is approved, our crews complete the structural repair and stabilization, installing the underpinning or crack repair and re-grading drainage away from the foundation to prevent the same movement from recurring. A project manager and on-site foreman stay on the job from groundbreaking to final sign-off.

Foundation Repair Services We Provide

Our scope covers foundation crack injection and sealing, void grouting under slabs, and helical pier or spot footing underpinning for footings that can no longer support the structure. We also handle raised foundation repair, including cripple wall and mudsill work common in older Los Angeles homes.

Because water is the most frequent cause of repeat cracking, every project includes drainage correction to prevent recurrence, coordinated with our drainage and sitework team where grading or site drainage needs a larger fix, and with our foundation waterproofing service where moisture is entering through the wall itself.

Signs Your Foundation Needs Professional Attention

Diagonal or horizontal cracks, a stair-step crack pattern in block or stucco, doors and windows that stick or no longer latch, and gaps forming between walls and floors or ceilings are all signals that settlement is active rather than cosmetic. A sloping floor, cracked tile, or a chimney separating from the house are further signs worth a diagnostic visit.

None of these signs mean the same thing on every property, which is why we inspect the crack pattern, the drainage around the foundation, and the soil conditions together rather than reacting to a single visible crack. Catching active movement early is almost always less expensive than waiting for it to spread into the framing above.

Permits, Engineering, and LADBS Requirements

Underpinning, footing extensions, and structural crack repair typically require an LADBS permit and, in many cases, a geotechnical soils report, since the work affects the load path of the structure. We handle the permit submittal and coordinate directly with the reviewing structural engineer as part of the project, rather than leaving that coordination to the homeowner.

On lots with an adjacent slope, the same seismic and soil-pressure calculations used on our retaining wall services apply to the foundation repair, since both are resisting lateral earth pressure from the same hillside. We size the underpinning and reinforcement to current California seismic requirements either way.

Why Homeowners Choose DiBara Masonry

DiBara Masonry is a fourth-generation, family-owned contractor with over 100 years of family tradition, holding an active CSLB License #1002003 (C-29 Masonry classification) along with approximately 5 additional trade licenses. We’re rated 4.9 stars across 300+ verified reviews and BBB accredited, and we bring the same structural review standard to a foundation repair that we apply to any engineered wall. Learn more about our team and four generations of experience.

A foundation repair is only as good as the diagnosis behind it. We tell homeowners plainly when a crack is cosmetic and when it needs underpinning, and we back every structural repair with our craftsmanship and structural-integrity warranty.

Frequently Asked Questions About Foundation Crack Repair in Los Angeles

What foundation cracks are normal, and which ones mean a structural problem?

Thin, vertical hairline cracks under 1/8 inch are usually shrinkage and not urgent. Diagonal cracks, horizontal cracks, or any crack wider at one end, a stair-step pattern in block or stucco, point to active settlement or lateral pressure and should be evaluated before they widen further.

Why does my foundation keep cracking even after I patch it?

Patching seals the visible symptom, not the cause. If the soil beneath the footing is still expanding and contracting with seasonal moisture, or a footing was undersized for the load, the crack will reopen. We diagnose the underlying movement before recommending a repair.

What is underpinning, and when is it necessary?

Underpinning extends or reinforces a foundation’s footing, typically with helical piers or additional spot footings, when the existing footing can no longer support the structure due to settlement, soil erosion, or an addition adding load. It’s necessary when crack injection alone won’t stop ongoing movement.

Do I need a permit for foundation repair in Los Angeles?

Yes. Underpinning, footing extensions, and structural crack repair typically require an LADBS permit and, in many cases, a geotechnical soils report, since the work affects the load path of the structure.

Can drainage really cause foundation problems?

Yes, it’s one of the most common causes we see. Water pooling against a foundation saturates the soil beneath it, which expands and then contracts as it dries, cycling the footing up and down and cracking it over time. Correcting grading and drainage is often part of a lasting repair, not an optional extra.

How long does foundation crack repair or underpinning take?

Crack injection typically takes 1 day. Helical pier underpinning for a section of foundation usually takes 3 to 7 days, depending on the number of piers and access to the crawlspace or perimeter.

How much does foundation crack repair or underpinning cost in Los Angeles?

Crack injection is the least expensive option, typically a fixed per-crack or per-linear-foot rate. Helical pier underpinning costs more per pier depending on depth and soil conditions. We give a fixed price only after the diagnostic visit, since the right repair and its cost depend on the actual cause.

Does homeowners insurance cover foundation repair?

Usually not, unless the damage stems from a covered peril like a burst pipe. Gradual settlement from soil movement is typically excluded, which is why catching and addressing early signs matters for your own budget, not just the structure.

How do I know if I need crack injection or full underpinning?

Crack injection seals a stable, non-widening crack. If our diagnostic finds the crack is still active, or the footing itself has lost bearing capacity, injection alone won’t hold, and underpinning becomes the appropriate fix. We explain which applies to your situation before proposing a scope.

Is a raised foundation repaired differently than a slab foundation?

Yes. Raised foundations common in older LA neighborhoods often need cripple wall or mudsill repair and better crawlspace ventilation and drainage, while slab foundations typically need void grouting or underpinning at the perimeter or interior footings. Both start with the same diagnostic process.

How do I get started with a free foundation assessment?

Call (323) 313-0165 or request a free assessment online. We inspect your crack patterns, drainage, and soil conditions, then provide a fixed-price repair proposal, coordinating structural engineering where the project requires it.
